The Process

HOW HOMEFAX WORKS

Four simple steps from inspection to informed buyer — all on one platform.

🔍
Seller Books Inspection
The seller hires a HomeFax-registered inspector for a pre-listing inspection. Any CAHPi-certified inspector in Manitoba can participate.
⬆️
Inspector Uploads Report
The inspector uploads the full PDF report. Our system analyzes the inspection and cross-references it with Manitoba's Property Disclosure Statement — all in under 5 minutes.
📋
QR Code Goes on Listing
HomeFax instantly generates a unique QR code and public link. The seller puts it on the For Sale sign, MLS listing, and marketing materials.
🏠
Buyers Access the Report
Buyers scan the QR, view the free summary, and choose their tier — a 7-day view or a full walk-through with the original inspector.

For Sellers

SELL FASTER. SELL WITH CONFIDENCE.

A HomeFax pre-listing inspection gives you control of your home's story before buyers write it for you. Transparent sellers attract serious buyers, avoid last-minute condition surprises, and close deals that stick.

🏷️
Pay your inspector for a pre-listing inspection (typically around $199 — prices vary by size and location). They handle the HomeFax upload and you get a QR code ready for your sign. HomeFax earns nothing from the seller.
🔒
You get view-only access to your report to review findings and assist with your Property Disclosure Statement. Access is for personal use only — not for sharing or distribution.
📈
Every buyer who purchases your report is a serious, informed prospect — not a tire-kicker who'll collapse conditions over a leaky faucet.

Questions

FREQUENTLY ASKED

Everything buyers, sellers, realtors, and inspectors want to know.

Is a HomeFax report the same as getting my own inspection?
+
Not exactly — but the $399 walk-through and liability transfer gets very close. The original inspector walks through the property with you, answers your questions, and formally transfers their professional liability to you. For most buyers, this provides the same practical protection as commissioning your own inspection, at a fraction of the cost.
What stops someone from sharing the report with friends?
+
The $199 purchase delivers a time-limited watermarked PDF (7 days) with the buyer's name and email on every page. Sharing it means sharing a document with your name on it. More importantly, sharing the document doesn't transfer liability — only the $399 walk-through purchase includes the formal liability transfer that provides real legal protection.
As a seller, am I paying twice — once for the inspection and again for the HomeFax listing?
+
No — you pay your inspector directly for a pre-listing inspection (typically around $199, but prices vary by size and location). The inspector uploads the report to HomeFax at no extra charge. HomeFax earns $0 from the seller. When buyers purchase report access, the inspector earns $150–$300 per sale and HomeFax takes its share from the buyer side only.
How long is my report available on HomeFax?
+
Reports are publicly available for 120 days from the upload date, with a hard cap of 6 months from the original inspection date. If your home sells before 120 days, the report is archived when the sale is recorded. Sellers receive view-only access to their report for personal use and PDS assistance — this access is not for sharing or distribution.
Which inspectors can upload to HomeFax?
+
Any CAHPi-certified, licensed home inspector in Manitoba can register and upload to HomeFax. Registration is free. Inspectors must agree to HomeFax's terms of service, including the liability transfer framework, before uploading their first report. We verify credentials at signup.
Does HomeFax work with Horizon inspection software?
+
Yes — inspectors simply export their completed report as a PDF from Horizon (or any other inspection software) and upload it directly to HomeFax. No integration or software change is required. We provide a one-page quick-start guide for Horizon users at signup.
Is HomeFax available outside Manitoba?
+
HomeFax is launching in Manitoba first in 2025. Saskatchewan and Alberta are planned for Phase 2, followed by national expansion. Each province requires its own disclosure template and regulatory review. If you're an inspector or realtor in another province and want to be notified when we launch there, sign up for our waitlist.
